Chimney Flashing and Leak Diagnosis in Skaneateles

If a Skaneateles leak sits against a wide chimney, take a tape measure to the stack before you accept a repointing quote. 54.3 percent of the village was built before 1940 against 36.6 percent in the town around it, so the village core is where the big masonry chimneys are, and the code has a measurable test for whether one of them was ever roofed properly.

Planning

What to measure on a Skaneateles chimney

Measure the chimney across the slope, not around it. New York requires a cricket or saddle on the ridge side of any chimney or penetration more than 30 inches wide measured perpendicular to the slope, built in sheet metal or in the same material as the roof covering, with unit skylights flashed to their maker's instructions excepted. A stack wider than 30 inches with no built-up slope above it is asking snow and water to sit behind masonry, and repointing the brick does not change the geometry one bit. The code names the other joints generally as well: wall and roof intersections, any change of slope or direction, around openings, and the point where an eave runs into a wall, with metal flashing not less than 0.019 inch thick, which is No. 26 galvanized sheet. Scope matters more here than almost anywhere on this site. Skaneateles village has 1,353 units with a median build year of 1938, 54.3 percent of them standing before 1940 and 9.8 percent in three and four unit buildings, while the Town of Skaneateles around it has 3,492 units with a 1956 median, 36.6 percent pre-1940 and 83.1 percent single-family detached. Village core and lake road are two housing stocks wearing one name, and a number from one is not evidence about the other.

Liverpool village sits in the Town of Salina, Solvay village in the Town of Geddes, East Syracuse and DeWitt in the Town of DeWitt, Minoa and Fayetteville and Manlius village in the Town of Manlius, North Syracuse spans Cicero and Clay, Baldwinsville spans Lysander and Van Buren, Camillus village sits in the Town of Camillus, and Marcellus, Skaneateles, Elbridge, Jordan, Tully and Fabius each have a village inside a town of the same name.
