Roof Leak, Flashing, Low-Slope and Attic Work in Syracuse
These are five different entry points rather than five sizes of the same job, and which one you have decides everything that comes after it. Water at one chimney, one skylight or one valley is a flashing question. Water over a porch, a back kitchen or an attached garage is usually a slope question, because section R905.2.2 of the 2025 Residential Code of New York State permits asphalt shingles only at 2 units vertical in 12 horizontal or steeper. Water that turns up on a cold, dry night never came through the covering at all. Start from the symptom on each card and you will usually land on the right one.

You have a brown ring on a ceiling and no idea whether it is still growing, whether it matters, or whether the person you call is going to price a whole roof off the back of it. This service answers the first question and only the first question: where is the water getting in. It starts inside, with the stain and the attic above it, because water runs along the underside of the deck before it drops and the wet plaster is rarely under the hole. It ends with a written proposal for the repair the contractor intends to carry out, naming the entry point. There is a second possible answer and the visit is set up to find that one too. The Department of Energy's Building America Solution Center states that condensation forms on a building surface once that surface falls below the dew point of the air it is exposed to, and in a Syracuse January the coldest surface in the house is the underside of the roof deck. The same porch roof has been fixed three times and it is still marking the ceiling in the back bedroom. That is not bad luck and it is usually not bad workmanship. It is a covering being used on a slope it was never rated for, and no repair to it holds, because the repair is not the thing that is wrong. Section R905.2.2 of the 2025 Residential Code of New York State permits asphalt shingles only on slopes of 2 units vertical in 12 units horizontal, a 17 percent slope, or greater, with a double underlayment application required all the way from 2:12 up to 4:12. Shingles shed water running downhill. They are not a waterproof sheet, and below that slope the water stops running fast enough, stands in the laps and finds its way through them. So this is a product question rather than a patching question: measure the real slope, choose from the coverings the code recognizes down there, and detail the edges and the drainage so the new one has somewhere to send water.

One corner of one ceiling marks up and the rest of the house stays dry. That is the shape of a flashing leak, and it is the commonest real leak on a house in this county. The field of a roof is the easy part: overlapping pieces on a slope, shedding water downhill. Every joint in it is somewhere a person had to make a decision, and the code reads like a list of those places. Section R903.2.1 of the 2025 Residential Code of New York State requires flashing at wall and roof intersections, wherever there is a change in roof slope or direction, and around roof openings, and requires a flashing to divert water away from the point where the eave of a sloped roof meets a vertical sidewall. Chimneys, dormers, valleys, plumbing vents, bath fan hoods and skylights are all on that list. So this work is joinery in metal rather than covering replacement: open the joint, rebuild it in the right order, and tie it into what sheds water above and below it.

Water coming off a roof has to go somewhere, and when it goes over the front of a gutter in the same spot every storm, or down the wall from a downspout that stops at the ground, it starts working on things that cost far more than gutters do. Soft fascia, a stained soffit, a damp basement wall and a strip of permanently wet ground by the steps are one fault seen in four places. Two numbers out of federal guidance settle most of it. Gutters want a fall of at least 1/16 inch per foot of run toward the downspouts, which is about an inch over sixteen feet, and downspouts should finish at least 5 feet from the foundation, or discharge to an underground catchment at least 10 feet out that is not tied into the foundation drain. A great deal of what gets called a gutter problem is a discharge problem, and a length of extension is not roof work at all.

Frost on the wood, insulation gone flat and dark, rust on the nail points coming through the deck: that water came out of your house rather than out of the sky. It arrived as warm indoor air leaking up through the ceiling, and it turned into water because the surface it reached was cold. The Department of Energy's Building America Solution Center calls the roof deck the principal condensing surface in a roof assembly and says plainly that in a vented attic the deck will be cold and often below the dew point, so the two primary controls are limiting air leakage from the house into the attic and providing proper intake and exhaust ventilation. That order is the opposite of how this work is usually sold. The market sells vents. The holes in the ceiling come first, and there are always more of them than anyone expects: the hatch, the recessed lights, the bath fan, the pipe chases, the top plates. Then the ventilation, and up there the arithmetic is specific enough that you can check it.
