Skylight and Wide Chimney Flashing in Manlius

There is a measurement that decides whether the thing above your chimney was ever built right, and a skylight is the one penetration it does not apply to.

Local Context

The measurement above a wide Manlius chimney

Take a tape to the stack across the slope, not around it. Section R903.2.2 of the 2025 Residential Code of New York State requires a cricket or saddle on the ridge side of any chimney or penetration more than 30 inches wide measured perpendicular to the slope, built in sheet metal or in the same material as the roof covering, and it excepts unit skylights flashed to their manufacturer's instructions. So a wide stack with nothing built above it is asking snow and water to sit behind masonry, while a skylight is governed by its own printed detail instead. Manlius has plenty of both: 14,524 homes, 72.6 percent single-family detached, with a 1972 median that covers the decades when skylights became ordinary.

Deciding

Working out which of the two you are dealing with

They fail differently and that is useful. A chimney without a cricket leaks on the uphill side, gets worse after snow rather than during rain, and frequently comes with a history of repointing that changed nothing. A skylight leaks at its head or its corners, often shows as a stain on the reveal inside rather than on the flat ceiling, and can also be condensation on the glass rather than water from outside. Establishing which of those you have takes one visit and it changes the trade as well as the price, because a cricket is carpentry and sheet metal while a skylight is usually a reflash to the unit's own instructions.

  1. Measure the chimney across the slope

More than 30 inches wide with no built-up slope above it means the detail the code requires is simply absent.

  2. Check whether a skylight stain is even water

Condensation running off cold glass onto the reveal is common and is not a roof leak. It shows in cold weather and dry conditions.

  3. Ask for the maker's detail on a skylight

The code hands unit skylights to the manufacturer's instructions. A reflash done any other way has no standard behind it.

Questions

Chimney and skylight questions from Manlius

The chimney was repointed and it still leaks above it. Why?

Because repointing renews mortar and does not change geometry. If the stack is wider than 30 inches across the slope and there is nothing built above it to divert water and snow around the sides, the water still collects behind the masonry. A cricket is a small structure, not a coating, and it is the thing that was missing.

My skylight only drips in cold weather. Is that a leak?

Frequently it is condensation rather than water from outside. Glass is the coldest surface in the room, and warm humid indoor air will form water on it and run onto the reveal. Rain-driven leaks usually show during or just after rain. Telling them apart is quick and it stops you paying for a reflash you did not need.

Send the Manlius address and a photo of the stack or the skylight. No obligation, and both are repairs rather than roofs.
