Valley and Flashing Repair on Cicero Roofs

A valley carries the water off two roof planes at once, and it was built before either of them, which is why patching one never lasts.

Local Context

Why a leaking valley cannot be fixed from the surface

The order of assembly is what decides this job. Section R905.2.8.2 requires a valley lining to be installed before the shingles go on and sets minimum widths by type: metal not less than 24 inches wide in an open valley, or two plies of mineral-surfaced roll roofing with an 18 inch bottom layer under a top layer of at least 36 inches, or in a closed valley one ply of smooth roll roofing at least 36 inches wide, with a self-adhering polymer-modified bitumen underlayment allowed instead. Cicero is 80.8 percent single-family detached, one of the highest shares in the metro, across 13,584 homes, and detached houses of the last few decades carry a lot of hips, gables and garage returns. Every one of those junctions is a valley somebody lined once.

Deciding

Judging a valley quote before you accept it

The test of a valley quote is whether it describes opening the roof. Because the lining sits under the covering on both sides, a new lining means lifting the shingles either side of it and weaving them back, and anybody promising to cure a leaking valley without disturbing the covering is describing a coating. Coatings buy a season or two. The second thing worth asking is what the existing lining is, since a closed valley with shingles woven across it and an open valley with exposed metal fail differently and need different work. Neither answer requires a whole roof, and on a Cicero house of this generation the covering around the valley is usually still doing its job.

  1. Expect the covering to be opened

A lining goes in before the shingles, so it comes out the same way. A quote that avoids saying this is quoting a surface treatment.

  2. Ask which valley type you have

Open with exposed metal, or closed with shingles woven across it. They fail differently and the repair differs with them.

  3. Keep the job to the valley

On stock of this age the field of the roof either side is usually sound. There is no reason for a valley repair to become a covering price.

Questions

Valley and joint questions from Cicero

The valley has been tarred twice and still leaks. What now?

That history is itself the diagnosis. Roof cement over a valley is a surface treatment on a detail that fails underneath, so it holds until the next freeze and then reopens. The work that lasts is stripping back the courses either side, putting in a lining of the width the code sets, and reweaving the shingles over it.

Does a valley leak mean the whole roof is finished?

Very rarely on housing of this age. A valley concentrates the water off two planes into one channel, so it is the hardest working part of the roof and it fails first while the field around it is still sound. Pricing a covering off a valley leak is exactly the sequence this site exists to interrupt.

Next Step

Get the valley rebuilt properly

Send the Cicero address and a photo of the roof junction. No obligation, and this is a repair rather than a roof.
